Where a restriction (Form RX1) controls dealings, a notice protects the priority of your interest so a later buyer or lender takes subject to it. UN1 is the “unilateral” route when you don’t have consent.
What is Form UN1?
An application to enter a unilateral notice in the register’s charges section, protecting an interest such as an estate contract, option to purchase, equitable charge, or certain rights.
Who needs it & when
Anyone with an interest in someone else’s registered land who wants it protected on the register without the proprietor’s cooperation. (Claiming ownership of land you have occupied for years is different — that is adverse possession, using Form ADV1.)
Deadlines & key rules
- The Land Registry notifies the registered proprietor, who can apply to cancel it — you may then need to justify the interest.
- The notice must relate to a genuine interest capable of protection by notice.
- Entering a notice without a valid interest can expose you to liability.
How to complete it — step by step
- Identify the title and the interest you’re protecting.
- Complete UN1 describing the interest clearly.
- Submit to HM Land Registry (the proprietor will be notified).
- If the proprietor applies to cancel, respond with evidence of the interest.
